"How much to pressure wash a 2,000 square foot house" is the single most searched pricing question in this trade, and the honest answer is that it depends what you mean by the house. Washing the walls is one job. Washing the walls, the driveway and the roof is three.

Six things, roughly in order of impact. If a quote is much higher or lower than you expected, it's almost always one of these.
- Storeys. A second storey adds 25–35%. That isn't wall area — it's the setup, extension equipment and time spent repositioning safely.
- Access. Gated communities, steep lots, homes over water, and properties with no side gate all add time before any cleaning starts.
- How bad it is. Heavy black streaking often needs a second application, adding roughly 15%. Lightly soiled homes come in at the bottom of the range.
- Stain treatment. Rust from well-water irrigation, oil and efflorescence are separate chemical jobs, from $45. Any quote that ignores visible rust is going to disappoint you.
- Surface type. Concrete tile roofs cost more than shingle. Pavers cost more than poured concrete. Cedar needs more care than vinyl.

Quote red flags

- "Estimate" rather than a fixed price. Estimates grow on the day. Get the number in writing.
- Payment in full up front. Standard residential work is paid on completion in this market.

My honest take
After twelve years doing this on the First Coast, the thing I'd tell a friend is this: the cheapest quote almost always costs more over three years, and the most expensive one is usually paying for marketing rather than method.
What you actually want is the company in the middle of the range that can explain, without being asked, why your siding gets soft washed and your driveway doesn't. That answer is the real qualification. Price follows from it.
And genuinely — don't over-buy. If your home sits in open sun in a newer subdivision like Nocatee, a wash every two years is plenty and anyone selling you an annual contract is selling you something you don't need.
