Why high pressure is the wrong tool for most of your house

Pressure washing and soft washing are not two settings on one machine. They are two different theories of how to clean, and using the wrong one is how exteriors get damaged.

Pressure washing is mechanical

Water at 3,000–3,500 PSI through a rotary surface cleaner knocks embedded dirt out of the pores of concrete. Nothing chemical does that job better. This is the right tool for driveways, walkways, pool decks and brick paving — the flat, hard surfaces where dirt is ground in rather than growing.

Soft washing is chemical

A diluted cleaning solution applied at under 500 PSI — roughly garden-hose pressure — is left to dwell for five to ten minutes, then rinsed. The water never does the cleaning; it just carries the solution on and the dead growth off. This is what siding, stucco, painted timber and roofs need.

What high pressure does when it is used on the wrong surface

  • Vinyl siding — water driven up behind the panels, feeding mould inside the wall cavity
  • Asphalt shingles — protective granules stripped off, exposing the asphalt to UV and voiding most warranties
  • Stucco and Dryvit — hairline cracks opened, letting water into the EIFS layer behind
  • Screen enclosures — mesh stretched or torn out of the spline, which is a re-screen not a repair
  • Timber decking — soft spring wood torn from between the grain, leaving a furry surface no stain hides
  • Double-glazed windows — seals blown, causing permanent fogging between the panes

The one-line test: if what is making the surface dirty is alive, it needs chemistry. If it is embedded, it needs pressure. Almost every decision in pressure washing follows from that.

Local conditions

What Jacksonville's climate does to the outside of your house

Jacksonville averages around 50 inches of rain a year and stays humid through most of it. Warmth, moisture and shade are exactly what algae and mildew need, and unlike most of the country we get no hard winter to reset the cycle.

Humidity and shade grow the green

The green film on your walls and the black streaks on your roof are living organisms — algae, mildew and a cyanobacteria called gloeocapsa magma. They have root structures sitting down in the pores of your stucco or the texture of your vinyl. That is why pressure washing alone gives you eight weeks and a soft wash gives you eighteen months: one removes the colour, the other kills the organism. North and east elevations always go first because they get the least sun and dry the slowest.

Salt air holds moisture against the wall

Within about a mile of the ocean, airborne salt settles on every exterior surface. Salt is hygroscopic — it pulls moisture out of the air and holds it against the wall, so beachside homes stay damp even on dry days. It also corrodes light fixtures, shutter hinges, screen frames and railing fixings years earlier than inland, and the rust runs down and stains the stucco below.

Well water writes rust onto your concrete

Much of St. Johns and Clay County irrigates from the Floridan aquifer, which is naturally high in dissolved iron. When that water dries on concrete in the sun, the iron oxidises and bonds into the surface as rust. The tell-tale sign is orange staining in an arc matching the sprinkler's throw. Pressure will not shift it and bleach will not touch it — it needs an oxalic-acid treatment, and then the head turning.

Pine pollen sticks in a way dust does not

From February through April, Nassau County's slash and loblolly pines coat everything yellow-green. Pollen grains have a waxy coat and air sacs that make them cling, so a garden hose moves the loose layer and leaves a stubborn film behind — and that film holds moisture and organic matter against the surface, which is exactly what mildew needs to establish. The practical advice: book your annual wash for late April or May, after the drop finishes.
