Wash-water containment and why it matters here
This is the part that separates a commercial contractor from a residential one with a bigger machine. Under the federal Clean Water Act, wash water carrying detergents, oil or food grease is a pollutant, and letting it enter a storm drain is a violation — the liability lands on the property owner as well as the contractor.
Jacksonville's storm system discharges to the St. Johns River, so enforcement here is real rather than theoretical. Any surface with hydrocarbons or food waste — dumpster pads, fuel islands, drive-thru lanes, grease-trap surrounds — needs containment.
We use berms and drain mats to contain runoff, recover it with a vacuum, and dispose of it to sanitary sewer or a licensed facility. Documentation is available for your records if your insurer or corporate office asks for it.

We quote commercial work two ways: per square foot for flatwork, or as a fixed monthly figure across a portfolio. Multi-site operators almost always come out ahead on the second.

Ask any contractor where the wash water goes
If they cannot answer for a dumpster pad or drive-thru, that is not a cheaper quote — it is a Clean Water Act violation waiting to be issued, and the property owner gets named alongside the contractor.
Move from reactive to scheduled and you spend less
Two emergency cleans a year at premium rates usually costs more than four scheduled quarterly visits, and the site never looks bad in between. This is the biggest saving available to most properties.
Get the insurance certificate from the insurer directly
Not a forwarded PDF. It takes the agent one email, it is a completely normal request, and a contractor who finds it awkward has told you something useful.
Spend the budget where customers actually look
Plenty of buildings get quoted for annual facade washing when the entry, walkway and glass surrounds are what people notice. Clean those more often and the facade less.
