The irrigation rust problem in Nocatee
This is the single most common call we take from 32081, and almost every homeowner assumes it is dirt until they try to wash it off.
Sprinkler water here carries dissolved iron. When it lands on concrete or stucco and evaporates in the sun, the iron oxidises and bonds to the surface. What you end up with is a rust stain, chemically speaking — the same thing that happens to a nail left out in the rain, spread across your driveway in the arc of the sprinkler head.
Pressure washing does nothing to it. Neither does bleach. It needs an oxalic-acid based rust remover applied, left to dwell, and rinsed — and then it needs the sprinkler head adjusted or you will be doing it again next year.
- Look for orange staining in an arc or fan shape — that pattern is the giveaway
- The lower three feet of walls facing a sprinkler head are usually worst
- Treatment is from $45 and takes about 30 extra minutes
- Adjusting the heads away from hard surfaces is the only permanent fix
Cleaning newer homes without damaging them
Most of Nocatee has gone up since 2010, and new construction has its own risks that older homes do not.
Concrete under about 12 months old is still curing and etches easily — a surface cleaner held too long in one place will leave a permanent mark on a brand-new driveway. Builder-grade stucco is often thinner than on older custom homes. And newly laid pavers frequently show efflorescence, the chalky white bloom of salts curing out of the concrete, which needs a dedicated cleaner rather than being sealed over.
The upside is that everything else is easy. Young homes have not accumulated deep staining, so a standard soft wash at the lower end of our price range usually restores them completely.
