Pressure Washing in Orange Park, FL

Orange Park splits neatly into two jobs. The established side — Bellair, Lakeside, Orange Park Village — is largely 1960s to 1980s ranch homes with ageing aluminium and early vinyl siding, where the risk is oxidation streaking rather than algae. The newer side, Oakleaf Plantation and Argyle Forest, is 2000s construction with well-water rust and standard mildew. The two need different chemistry and different pressure.

The short answer. Older Orange Park homes have chalking aluminium and early vinyl siding, which streaks badly if washed wrong — it needs a weak 1% mix and hand-detailing, not a strong solution. Newer Oakleaf Plantation homes are standard soft-wash work with well-water rust on the concrete. House washing runs $249–$479 across the area.

Chalking and oxidation on older Orange Park siding

Aluminium siding was standard on Clay County homes through the 1960s and 1970s, and a lot of it is still on the walls. After forty-plus years of Florida sun the painted finish has oxidised — the binder has broken down and the pigment sits loose on the surface as a fine chalk.

Rub it and it comes off on your hand. That is the diagnostic test, and it changes the job completely.

Wash oxidised siding with a strong solution and high pressure and you strip the chalk unevenly, leaving vertical streaks that look worse than the dirt did. It is one of the few exterior mistakes that is genuinely difficult to correct — the fix is usually to repaint.

The right approach is a weak solution, low pressure, careful top-down work, and honesty with the homeowner beforehand: on heavily chalked siding, cleaning will improve it but will not make it look new. Anyone promising otherwise has not looked closely at the wall.

It genuinely helps to know which one you are in, because the price and the expectation are different.

Homes on Doctors Lake and the creeks

Waterfront property in Orange Park carries the same issue as beachside Jacksonville, in a milder form. Constant humidity coming off Doctors Lake and the St. Johns keeps the water-facing elevation damp, and that side of the house will always be the dirty one.

Docks, seawalls and boat lifts are separate jobs and worth doing at the same visit — dock boards clean at the same low pressure as a deck, and a seawall usually just needs the growth line taken off.

Frequently asked questions

Can you clean old aluminium siding without streaking it?
Yes, with a weak 1% solution, pressure under 300 PSI and careful top-down work. Forty-year-old aluminium siding has oxidised, so the pigment sits loose on the surface as chalk. A strong mix strips that chalk unevenly and leaves vertical streaks that usually can only be fixed by repainting.
How do I know if my siding is chalking?
Rub your hand firmly on the painted surface. If a fine powder comes off on your palm, the paint binder has broken down and the siding is chalking. That tells us to drop the solution strength and the pressure, and it means cleaning will improve the appearance but not restore it to new.
How much does pressure washing cost in Orange Park?
House washing runs $249 to $479 across Orange Park, with older Bellair and Lakeside homes typically $279–$399 and newer Oakleaf Plantation homes $299–$479. Driveways are $129–$209. Well-water rust treatment, common in Oakleaf, is quoted separately from $45.
Do you clean docks and seawalls on Doctors Lake?
Yes. Dock boards clean at the same low pressure as a timber deck — 500 to 800 PSI with a wide tip — and seawalls usually just need the growth line taken off. Both are worth booking on the same visit as a house wash rather than as a separate trip.
