What the oak canopy actually does to your exterior
Shade is not neutral. A wall in permanent shade never gets the several hours of direct sun that would otherwise dry it out and kill surface growth with UV. In Mandarin, north and east elevations frequently stay damp from one rain to the next all summer.
On top of that, the canopy delivers a constant supply of organic material — leaf litter, pollen, moss fragments, tannin-heavy runoff dripping off the limbs. That is food. Algae and mildew are not just surviving on those walls, they are being fed.
Spanish moss adds a third factor. It is not a parasite and it does not damage the tree, but it holds an extraordinary amount of water and it drops constantly onto roofs and into gutters, where it rots and stains.

Mandarin's housing stock is a mix, and that matters
Most of Mandarin went up between the 1970s and the 1990s, and unlike a modern master-planned subdivision, no two streets are the same. It is common to find a brick front, vinyl sides, painted wood trim and a screened porch on one house.
That means one solution strength does not work across the whole property. Brick tolerates a stronger mix, painted wood needs a weaker one, and vinyl sits in the middle. A crew that runs one mix over the entire house will either fail to clean the brick or damage the paint.

How often Mandarin homes really need cleaning
We are straight with customers about this because the honest answer costs us a little and saves you a lot: if your home is in open sun, do not let anyone sell you an annual wash. Every two years is fine.
Mandarin is the exception. Under that canopy, twelve months is genuinely the right interval, and homes on the creek or under the densest oaks sometimes want a light rinse at six. We would rather you did a smaller job more often than let growth get established enough to need aggressive treatment.
