This site publishes a lot of specific numbers — pressures, dilutions, prices, timings. That is deliberate, because vague advice helps nobody. This page sets out what those numbers are and are not.

The short version. Prices are typical ranges, not a quote — your quote is the written one we give you. Technical guidance reflects general Jacksonville conditions, not an inspection of your property. DIY advice is offered in good faith, but pressure washing equipment injures people and damages buildings, and working at height is dangerous.

Pricing

Every price on this site is a typical range for the Jacksonville market. Ranges are given in good faith and reviewed periodically, but they are not an offer, a quotation or a binding price.

Your price is the written quote we give you for your property, for the scope described in it. Section 2 of our Terms of Service covers how quotes work — including that a quote is a fixed price rather than an estimate, and that if the property differs materially from what we were shown we re-quote before starting rather than billing extra afterwards.

Technical guidance

The pressures, nozzle angles, dilution ratios, dwell times and intervals published in our guides reflect standard practice for the surfaces and climate we work in. They are general information.

They are not a substitute for inspecting your actual property. Age, previous coatings, existing damage, substrate condition and the specific product on your walls all change what is appropriate. Where we recommend a pressure, treat it as a ceiling to work below, not a target to reach.

DIY advice

Several of our guides explain how to do a job yourself, and we mean it — some of this work is genuinely DIY-able and we would rather you knew how to do it properly than did it badly.

But be clear about the risks. Pressure washers cause serious lacerations. Falls from ladders and roofs are the leading cause of severe DIY injury. Sodium hypochlorite damages eyes and skin, and is worse overhead in wind. Wrong technique permanently damages siding, concrete, timber and shingles.

If you follow any guidance on this site, you do so at your own risk, and you are responsible for your own safety and for any damage caused. We do not accept liability for work you carry out yourself. If a job involves height, we would genuinely rather you called someone — us or anyone else competent.

Results

Cleaning results vary with surface, age, condition and how long contamination has been present. Some staining does not fully remove — deeply penetrated oil, battery-acid etching, concrete already etched by a previous clean, and heavily chalked or failed paint are the usual ones. We tell you which category your property is in before we start.

Durability figures — such as 18 to 24 months for a soft wash — describe typical Jacksonville conditions. Heavy shade, coastal exposure and proximity to water all shorten them. Regrowth within those windows is the climate doing what it does, not a defect in the work.
