Pine pollen is Yulee's defining problem
Nassau County is pine country, and from roughly February to April the slash and loblolly pines release enough pollen to turn cars, roofs and walls a uniform yellow-green.
Pine pollen is not like dust. The grains have air sacs and a waxy coat, which makes them cling. A garden hose moves the loose layer and leaves a stubborn film behind — and that film holds moisture and organic material against the wall, which is exactly what mildew needs to establish.
So the timing advice for Yulee is specific and it saves people money: do not book your annual wash in March. Wait until late April or May when the drop has finished. If you wash mid-season you will be looking at a yellow house again within a fortnight.

Marsh-side homes toward Amelia
The eastern side of Yulee, running toward the Amelia Island causeway, backs onto salt marsh. Those properties get a mix of the beach problem and the shade problem: mild salt carry from the marsh, plus humidity that hangs in the still air at dawn and never fully burns off on shaded elevations.
Marsh-side homes here are the ones that most often need a 12-month cycle. Everything else in Yulee is comfortable on 18 to 24 months.

Wildlight and the new-build side
Wildlight has grown quickly and most of its homes are recent, which means the same considerations as Nocatee: concrete under a year old is still curing and marks easily, builder-grade stucco is thinner than on custom homes, and new pavers often show efflorescence.
It also means expectations should be set correctly. A three-year-old Wildlight home does not need an aggressive clean, and nobody should be selling you one. A standard soft wash at the bottom of our range will restore it completely.
