Pressure Washing in Ponte Vedra Beach, FL

Ponte Vedra Beach homes are built from the two surfaces that most reward professional cleaning and most punish a careless job: brick pavers and barrel tile roofs. Both are expensive to repair, both are ruined by excess pressure, and both sit under HOA standards that make letting them stain a genuine problem. Expect $0.95–$1.75 per square foot for paver work and $599–$949 for a tile roof soft wash.

The short answer. Ponte Vedra's housing stock is paver driveways and barrel tile roofs — high value, easily damaged. Pavers need clean → dry 24–48 hrs → re-sand → seal, and tile roofs need a soft wash under 500 PSI so water is not forced under the laps. Most gated communities here also require proof of insurance before a contractor is admitted, which we hold and can send ahead.

Pavers are the defining surface in Ponte Vedra

Walk any street in Marsh Landing, Sawgrass or The Plantation and you will see brick paver driveways, motor courts, pool decks and walkways almost everywhere. They look superb and they are far more expensive to get wrong than poured concrete.

The failure mode is always the same: cleaned at too high a pressure, which blasts the joint sand out and pits the paver face. Joints then hold water and grow weeds, the pavers start to shift, and what should have been a $600 clean becomes a re-lay.

The second failure mode is sealing over damp pavers, which is what produces the milky white haze people describe when their pavers turn white after sealing. In our humidity that dry-out has to be a genuine 24 to 48 hours.

Barrel tile roofs need a genuinely different approach

Concrete and clay barrel tile is common through Old Ponte Vedra and the golf communities, and it is not cleaned like a shingle roof.

Tile is walkable only along specific lines — the lower third of each tile, over the batten — and stepping wrong cracks it. More importantly, tile roofs shed water by overlapping, not by sealing, so pressure aimed up-slope drives water straight under the laps and onto the underlayment. That underlayment is the actual waterproof layer, and it is the expensive thing to replace.

We soft wash tile under 500 PSI, always working down-slope, and we walk it as little as the job allows.

Working inside Ponte Vedra's gated communities

Most of Ponte Vedra's neighbourhoods are gated and several require a contractor to be on file before the gate will admit them. We keep current certificates of insurance and can send them to your community manager ahead of the appointment so the visit is not held up.

We also work quietly and early. Where an HOA restricts contractor hours — common in Sawgrass Players Club and Marsh Landing — we schedule inside the permitted window rather than asking you to seek an exception.

Frequently asked questions

How much does paver sealing cost in Ponte Vedra Beach?
Full paver cleaning, re-sanding and sealing runs $0.95 to $1.75 per square foot, so a typical Ponte Vedra motor court and walkway of around 800 square feet costs roughly $760 to $1,400. Cleaning without sealing is $0.25–$0.40 per square foot.
Can you clean a barrel tile roof safely?
Yes, with a soft wash under 500 PSI worked down-slope. Tile roofs shed water by overlapping rather than sealing, so pressure directed up-slope forces water under the laps and onto the underlayment beneath — which is the actual waterproof layer and the expensive part to replace.
Do you carry insurance for gated communities?
Yes. We hold general liability and Florida workers' compensation, and we can send a current certificate of insurance to your community manager before the appointment. Several Ponte Vedra communities require a contractor to be on file before the gate will admit them.
How often do Ponte Vedra homes need exterior cleaning?
Every 12 to 18 months for house washing, and every two to three years for a tile roof. Homes backing onto the marsh or the Guana preserve tend toward the shorter interval because the constant moisture off the water accelerates algae growth on shaded elevations.
