Pavers are the defining surface in Ponte Vedra
Walk any street in Marsh Landing, Sawgrass or The Plantation and you will see brick paver driveways, motor courts, pool decks and walkways almost everywhere. They look superb and they are far more expensive to get wrong than poured concrete.
The failure mode is always the same: cleaned at too high a pressure, which blasts the joint sand out and pits the paver face. Joints then hold water and grow weeds, the pavers start to shift, and what should have been a $600 clean becomes a re-lay.
The second failure mode is sealing over damp pavers, which is what produces the milky white haze people describe when their pavers turn white after sealing. In our humidity that dry-out has to be a genuine 24 to 48 hours.
Barrel tile roofs need a genuinely different approach
Concrete and clay barrel tile is common through Old Ponte Vedra and the golf communities, and it is not cleaned like a shingle roof.
Tile is walkable only along specific lines — the lower third of each tile, over the batten — and stepping wrong cracks it. More importantly, tile roofs shed water by overlapping, not by sealing, so pressure aimed up-slope drives water straight under the laps and onto the underlayment. That underlayment is the actual waterproof layer, and it is the expensive thing to replace.
We soft wash tile under 500 PSI, always working down-slope, and we walk it as little as the job allows.
| Surface | Common in | Method | Watch for |
|---|---|---|---|
| Brick pavers | Driveways, motor courts, pool decks | Moderate pressure + re-sand | Blown joint sand, sealing damp |
| Barrel tile roof | Old Ponte Vedra, golf communities | Soft wash under 500 PSI | Cracked tile, water under laps |
| Stucco / stone facade | Marsh Landing, The Plantation | Soft wash under 300 PSI | Hairline cracking |
| Screen enclosures | Almost every pool home | Low-pressure rinse | Stretched or torn mesh |
| Marsh-side decking | Palm Valley, Turtle Shores | 500–800 PSI, wood-safe | Furring the grain |
Working inside Ponte Vedra's gated communities
Most of Ponte Vedra's neighbourhoods are gated and several require a contractor to be on file before the gate will admit them. We keep current certificates of insurance and can send them to your community manager ahead of the appointment so the visit is not held up.
We also work quietly and early. Where an HOA restricts contractor hours — common in Sawgrass Players Club and Marsh Landing — we schedule inside the permitted window rather than asking you to seek an exception.
