The variable that surprises people is that pitch costs more than area — a steep 1,500 square foot roof is more expensive than a low-pitch 2,000 square foot one, because the cost is in safe access, not in square footage.

The short answer on price
Roughly $0.20 to $0.45 per square foot of roof area in the Jacksonville market as of 2026. Most homes land between $450 and $700.
If you're getting a roof clean, get it bundled with a house wash on the same visit. It typically saves $75–$125, because the crew, the water hookup and the landscape protection are already set up — and the roof rinse-down runs over your walls anyway, so doing them separately means washing the walls twice.

Tile is more expensive than shingle for two reasons: it's heavier and more fragile to walk, and it needs more careful down-slope work so water isn't driven under the laps onto the underlayment. That's especially relevant in Ponte Vedra Beach, where barrel tile is common.
Why pitch costs more than area
Every roofing trade prices this way and it's worth understanding, because it's the reason two neighbours with similar houses get quotes $200 apart.
A low-pitch roof — anything up to about 5:12 — is walkable. A technician can move around it with normal footwear and standard fall protection, and the work is straightforward.
Above roughly 7:12 it isn't walkable in the same way. That means roof anchors, harnesses, rope work, and often working from ladders and extension equipment at the eaves instead of from the surface. The same square footage can take 50% longer and needs more setup.
Height compounds it. A steep second-storey roof means ladder work at height, more repositioning, and a genuine safety plan.
So when you're comparing quotes, make sure everyone is looking at the same roof. Two of the three numbers you get are often for a roof someone assessed from Google Maps.
Is roof cleaning worth the money?
Usually yes, and this is one of the few exterior services I'd argue is genuine maintenance rather than cosmetics.
Those black streaks are gloeocapsa magma, a cyanobacteria that feeds on the limestone filler in asphalt shingles. It isn't sitting on your roof, it's consuming part of it. Two consequences follow:
- Granule loss accelerates. As the filler is consumed the shingle's structure weakens and granules release more easily, exposing the asphalt to UV.
- The roof runs hotter. Dark colonies absorb heat that light-coloured granules were designed to reflect. That raises attic temperatures and your cooling load.
Against a roof replacement — five figures in this market — a $500 clean every two to three years is cheap insurance. It also happens to be the single most visible sign of neglect on a house, which matters if you're selling.
Where I'd say don't bother: if the roof is genuinely near end of life, with curling shingles, exposed mat or missing tabs, cleaning it is money you'd be better putting toward the replacement. We'll tell you if that's what we see.
What DIY actually costs
People assume the saving is large. Priced honestly, it isn't.

The second roof is cheap, so if you have several properties the maths changes. For one house it doesn't, and that's before the risk: falls from height are the leading cause of serious DIY injury, and a hypochlorite mix that's too strong will strip granules permanently.
If you do it anyway: never use a pressure washer, work down-slope, soak every plant beneath the roofline first and again afterwards, and don't do it on a windy day.
Making it last longer
Expect two to three years in Jacksonville. Shaded north-facing slopes start streaking again from about 18 months; open sun-exposed roofs often hold for three years.
Three things extend it:
- Zinc or copper ridge strips. Rainwater carries trace metal ions down the slope, which algae won't tolerate. Effective on the upper courses; less so on very wide roofs where the lower courses get a weak dose.
- Trim overhanging limbs. This is the big one in areas like Mandarin. Limbs drop debris that holds moisture, and shade stops the roof drying. Cutting back is more effective than any treatment.
- Keep gutters clear. Blocked gutters back water up under the lower shingle courses, which is where rot and heavy colonisation start.
My honest take
The thing I'd want a homeowner to take away isn't the price, it's the method. If anyone quotes you a roof clean and mentions PSI, pressure, or "we'll blast that right off", end the conversation. The Asphalt Roofing Manufacturers Association specifies a chemical clean with a low-pressure rinse, and most shingle warranties are void if a pressure washer has been used. That quote isn't cheap, it's expensive later.
Second thing: get it bundled. Cleaning a roof means rinsing solution and dead algae down over your walls. Booking the roof and the house wash separately means paying to wash the same walls twice, a fortnight apart. Do them together.
And don't leave it eight years because you've stopped noticing. Roof streaking creeps up slowly enough that you genuinely stop seeing it — take a photo of your roof today and compare it to one from three years ago if you have one. Most people are surprised.
